Brief Guide to Selling Your Home |
SELLING YOUR HOME
No two situations will ever be alike, but below is a brief guide
to the conveyancing process and how it works for you.
Before signing the contract we will:
Take your instructions
- such as the details of the property involved
Contact your
Estate Agent (if any)
Obtain your deeds
- usually either from you or your lender (if you have a mortgage)
Obtain up to
date local authority searches
At the same time, your Buyer's Solicitors will be carrying out the
complementary work of obtaining instructions, investigating the title,
checking replies to enquiries, completing any necessary searches and
dealing with their client's mortgagee's requirements.
When matters are complete, and once the buyer has signed the contract,
you will be in a position to sign the contract.
SIGNING THE CONTRACT
Your signature on the contract will legally bind you and your
Buyer to the transaction. At this stage we will ask you to sign the
Contract.
You should then
discuss with your Buyer the date you would like to move - bearing
in mind that we need, on average, between 14 days and 28 days from
signing the contract to finalise the preparations for completion.
BETWEEN
CONTRACT AND COMPLETION
You
will now have a date for completion (the moving date), and you should
confirm your arrangements with the removal firm.
Have
the electricity meter read
Have the telephone
numbers etc. transferred on completion day
Deal with rates
etc.
We will
Inform
all parties of the acceptance of contracts
Approve the
final legal documents of transfer, and arrange for you to sign them
Reply to standard
pre-completion enquiries
Obtain redemption
statements from your Lender (if applicable).
COMPLETION
(Moving Day)
We
will receive the balance of the sale price from your Buyer's Solicitors
by cheque or bank transfer.
You should not
need to see us on moving day. Generally completion takes place between
12 noon and 2.30 pm on the date of completion, but there is no set
time for this.
Where appropriate
we will also deal with any mortgage redemptions, release of life
policies, and pay your estate agents.
